TPO (Thermoplastic Polyolefin)
The dominant commercial flat roof system. White, energy-reflective, hot-air welded seams. 60-mil and 80-mil membrane. 20-30 year manufacturer warranties from GAF, Carlisle, and Versico.
EPDM (Rubber)
Black synthetic rubber membrane. 50+ year service life when properly installed. Excellent for repairs and additions to existing EPDM systems.
Modified Bitumen
Multi-ply asphalt-based system, torched or self-adhered. Good for low-slope roofs with foot traffic. Common on older Springfield commercial buildings.
Standing Seam Metal
Premium architectural metal panel system. 50+ year life expectancy, energy-reflective, low maintenance. Best for retail, churches, and high-visibility properties.
Maintenance contracts — the lowest cost-of-ownership option
Most commercial roof failures we see could have been prevented with $400 in annual maintenance. Property managers who set up annual or semi-annual inspection contracts with us catch small issues — cracked sealant, lifted flashings, clogged drains — before they become $40,000 leak problems. Maintenance also extends manufacturer warranties; most TPO and EPDM warranties have inspection requirements that an annual visit satisfies.
Working with property management
We provide insurance certificates with each property listed as additionally insured. We coordinate access through your management company, work after-hours when needed for occupied retail, and provide PDF reports with photos for every visit. Tenant disruption is minimized — most maintenance and repair work is done from the rooftop without entering occupied spaces.
What's included in our annual maintenance program
Two scheduled inspections per year (spring and fall), drain and gutter clearing, seam and flashing inspection, photo report of any issues, sealant touch-ups, and discounted rate on any repair work. Pricing scales by roof size — typical 10,000 sq ft TPO roof runs about $850/year.
Bonded and insured for commercial work
Summit Roofing carries $2 million general liability insurance, full workers comp coverage, and is bondable up to $5 million for project-specific bonds. License #RCR-2001-4521. We’ve worked with Springfield’s major property management firms for over 15 years and can provide references on request.
