What our inspection includes
- Full roof walk: A licensed inspector walks every plane of your roof safely (we have proper fall protection on every truck)
- Photo documentation: Every issue is photographed and noted with location reference
- Underlayment check at vulnerable points: We carefully check exposed underlayment around vents, chimneys, and skylights
- Attic inspection (when accessible): Check for water staining, ventilation issues, and signs of leaks not yet visible from inside
- Gutter and flashing review: Pull-away, gaps, and damaged downspouts
- Written report within 24 hours: PDF emailed with photos, findings, and recommendations
- Honest recommendation: Repair, monitor, or replace — with reasoning, not pressure
About 30% of inspections find “your roof is fine”
That’s the actual percentage. We tell about 1 in 3 homeowners they don’t need work. Some are surprised — they had a less honest contractor tell them they needed a full replacement. Some are relieved. Either way, you get the truth, and we’ll tell you when to call us back for the next checkup.
When the inspection finds damage
If we find damage, you’ll get clear documentation of:
- What’s wrong, with photos and locations
- Whether it’s likely covered by insurance (storm damage, fallen tree) or not (age, neglect)
- Repair vs replacement recommendation, with cost ranges for both
- Time-sensitivity — what needs immediate attention vs what can wait
Why the inspection is free
We do free inspections because they’re an honest way to start a relationship. About 50% of inspections don’t result in any work for us — either the roof is fine or the homeowner decides to wait. The other 50% become customers, and most refer additional friends and family. The inspection is part of how we earn that business.
What we don't do
We don't hand you a price quote during the inspection. We don't pressure you to sign anything on the spot. We don't tell you your roof needs to be replaced when it doesn't. If you've been told otherwise by another contractor, get a free second opinion from us.
